Buyers FAQ's

Have questions about buying your next home? From financing options to market insights, I’m here to provide clear answers to all your biggest concerns so you can move forward with confidence.

I've been considering buying my first home—what’s the best way to get started?

The best place to start is by understanding your budget and getting pre-approved for a mortgage, which will help determine how much home you can afford. From there, Ann can guide you through the process, help you explore neighborhoods, and find homes that match your criteria. This way, you’ll enter the market prepared and confident in your search!

How do I get pre-approved for a mortgage, and what do I need to do?

Ann can connect you with trusted lenders from her network of past clients and suggest the best options based on the type of loan you’re considering, making the process as smooth as possible.

What credit score do I need to qualify for a mortgage?

Your required credit score can vary depending on the loan type and lender. Some lenders can work with scores as low as 580. Don't have a lender? Ann has a list of local lenders her past clients have worked with and loved!

What fees should I expect when buying a home?

Every home purchase has unique costs, influenced by your financial situation and financing type. Upfront, you’ll typically have out-of-pocket expenses like earnest money, option money, and home inspection fees. These fees are negotiable and can vary—there's no set amount for earnest and option money. Down payments and closing costs also vary and can be influenced by the market and negotiation terms. Don’t let costs like down payments and closing expenses feel daunting; there are financing options and down payment assistance programs available to help reduce the initial out-of-pocket burden for qualified buyers.

What is the process of buying a home from start to finish?

It starts with getting pre-approved, then moves to home shopping, making an offer, and negotiating terms. Once accepted, you'll deliver the earnest and option money, followed by a home inspection and any necessary repair negotiations. The title company will then review the title commitment to address any defects, while your lender coordinates the final loan approval and appraisal. With everything cleared, you’re ready to close—and soon, the keys will be in your hands!

The home-buying process generally takes 30-45 days from offer acceptance.

Sellers FAQ's

Curious about selling your home and wondering, 'What’s my house worth?' I’ll guide you through every step, from setting the right price to navigating offers, answering all your questions to make the process smooth and stress-free.

Why should I use a realtor instead of selling my home on my own?

Ann brings expertise in pricing, marketing, and negotiation to help you get the best return on your home. From start to finish, Ann handle all the details—staging, listing, marketing, managing offers, and paperwork—ensuring a smooth, stress-free sale while maximizing your home's visibility and value in the market.

How do we determine the right price for our home?

Pricing your home involves evaluating several key factors:

Market Conditions: We assess current buyer demand and comparable sales in the area.
Home Condition: Features, upgrades, and overall condition impact perceived value.
Neighborhood Insights: Local amenities, schools, and future developments all play a role.

Together, these help us set a competitive and attractive price for your home.

What should I do to prepare my home for listing?

With Ann’s deep knowledge of the real estate market, she knows just how to position a home to attract serious buyers. She’ll share effective strategies and personalized advice to make your home shine, creating the best possible impression. Ann’s support ensures your home is market-ready, helping you achieve a successful sale and the best return.

How long will it take to sell my home?

Every market is different, so the timeline for selling a home can vary. Ann will provide you with the latest market statistics specific to your area and neighborhood, giving you a clear understanding of what to expect and helping you plan for a successful sale.

What costs are involved in selling my home?

The costs involved in selling your home can vary based on the specifics of the contract and negotiations, as well as your financial goals. Typical costs may include agent commissions, closing costs, and any agreed-upon repairs or concessions, though these are often negotiable and influenced by current market conditions. Rest assured, I’ll cover all marketing expenses to ensure your home is seen by the right buyers. Together, we’ll review what may be needed to get the best results and clarify the details to set you up for a smooth, transparent, and profitable sale.
